Initial Design Consulation
Review meetings to discuss requirements, desires, and goals plus to define the overall schedule and budgetary expectations for the project. At this stage the space may be analyzed and design services reviewed. It is essential that the Client feels comfortable with the designer, as this is an important element to the overall success of the project. This initial meeting can be offered as a one-off service or as part of the overall package.

Proposal Agreement
A Letter of Agreement will be prepared, reviewed and agreed upon at this stage. It would define all aspects of the project inclusive of roles and responsibilities, the fee, the terms and conditions and any exclusions pertaining to the project details. It is at this time that any discussions regarding the terms of the contract need to be reviewed and a way forward agreed. All legal documentation is reflective of the industry standards outlined by ASID and the appropriate local legal requirements.

Pricing Retainer
A retainer fee is requested to confirm the commitment of the Client to hire the designer. This is typically between $2,000 - 5,000 depending on the project scope; it is deducted from the overall project fee by project completion.

Magic File™
The Magic File™ was a concept developed by S. Lee Wright while working with her Clients over the past fifteen years. It is to capture the essential input from the Client regarding their hopes, aspirations and desires for the project outcome. At S. Lee Wright Ltd, we believe that this is vital to the ultimate success of the project. This ‘Magic File™' can take many forms, and can contain anything inclusive of pictures, photos, fabric, coins, music, color chips, textiles, etc.

Preliminary Schedule & Budget
These documents are rough drafts of the overall budgetary requirements and the schedule for the entire project. These are tools to guide the Client to help manage expectations of the project. The design team will use the most accurate and up to date information available however these are not to be treated as a final binding documents.

Existing Conditions
The design team will survey the existing space conditions as required and document the measurements, physical characteristics and the overall situation as required for the project. Any drawings provided will need to be verified on site by S. Lee Wright Ltd to confirm their accuracy.

Scope of Work
This is a report to clarify the actual project scope of work. This document ensures that the Client and design team have agreed on the project scope terms, the priority of events and the items which are outside of the scope. This document will serve as a basic tool for the entire project and will be updated as required.

Design Concept
This is the presentation of the overall design ideas, theme, feeling and 'philosophy' for the space. It is not a literal representation of the overall project nor is it a detailed presentation. It is a direct reflection of the Magic File™. This presentation can vary in format, ranging from a series of color boards, a magic box with samples, a visit to a museum or some drawings.

Schematic Design
The schematic design is the development of the approved concept, taking the design to the next level. This is the first stage of the design process which demonstrates the actual physical elements required to create the space desired. It is typically presented with color theme boards and drawings though this can vary depending in the Clients requirements and project scope.

Design and Development
This is the third phase of the design process which the details for the design such as the construction requirements, and new layout, material and finish scheme, the lighting plan, soft furnishing design and details, and the furniture lay-out are all developed. This is the final design presentation for client feedback and approval.

Construction Documentation
This package is developed by S. Lee Wright Ltd for the implementation phase of the project. The package may included plans, elevations, construction details and finishes specifications; all items required to implement the design as proposed. At this phase in the process it may be required to obtain the services of other specialists depending on the project such as a structural engineer to supplement the documentation and confirm the implementation process.

Furniture, Finish and Material Specifications
The furniture, finish and material specifications are documented. This is reflected in the final design package.

Budget & Schedule Review
At this stage, it is essential to review the revised preliminary budget and schedule to confirm expectations are on target. It is important to confirm these items at this stage and allow for modifications if required prior to construction.

Bidding Process
S. Lee Wright Ltd can provide the services to produce a Request for Proposal for the implementation phase of the project. This is a comprehensive package for the implementation of the design and may include the construction drawings, plus all required specifications as well as noting any special requirements for the project. This typically is done to multiple vendors as a form of checks and balances plus to confirm market value for the services required. We review and analysis the feedback, giving the client a summary evaluation form to assist with the final selection process.

Contractor Agreement
S. Lee Wright Ltd can act as an intermediary consultant between the Client and the Contractor to ensure the accuracy of the contract to meet the overall design requirements inclusive of the physical construction requirements, the material procurement, the legal obligations and permit requirements. We recommend using an industry contract based upon AIA and ASID standards.

Product Procurement
S. Lee Wright Ltd can provide the research, procurement, tracking, delivery and installation of all products and furnishing required to complete the project that fall outside the scope of the General Contractors role. This typically includes all furniture, window treatments, accessories, artwork and lighting. It can be more clearly defined in the scope of work report and the bidding documentation.

Design Project Coordination
S. Lee Wright Ltd believes that for the success of the project it is essential that there is a single point of accountability for the project. This is standard process in the commercial world however has very often been over looked in the residential world. We believe that this service is invaluable to the ultimate success of the project. These services are a consultancy bases and our company can not be held liable for the lack of contractual work completed by others; it does offer however the Client the peace of mind that all aspects of the project are being managed by a single source and therefore accountability is more easily managed.
